Yes — same-day turnovers are available to monthly retainer clients. 4-hour emergency windows are standard for 5+ property clients. For one-off work, we aim for 24-48 hour scheduling.
Yes, with your permission. We can text guests directly to schedule, confirm entry, and troubleshoot issues. All communication is forwarded to you in a daily summary. Great for out-of-town PMs and operators managing NOLA from elsewhere.
Monthly retainer clients get one invoice per month with photo-documented line items for each job. Per-visit clients get invoiced within 24 hours of completion. All invoices are QuickBooks-compatible and include enough detail to charge back to owners or tenants without questions.
Volume-discounted labor, priority scheduling, 4-hour emergency response window during business hours, dedicated contact (text me directly), monthly photo/status reports to your owners, and no surprise fees. The retainer pays for itself after 3-4 visits in most cases.
We invoice through our own system but can integrate with AppFolio, Buildium, Guesty, Hospitable, OwnerRez, and most major PM platforms via email. For larger PM operations (50+ units), we can set up direct ticket integration on request.
